We often come across electrical defects during our building inspections in Melbourne.  These defects can range from loose hanging wiring, insulation too close to the down lights that can be a fire hazard, loose and broken points and switches and also pest attack on wiring.  If any electrical works has been recently carried out on your potential home then it should have a minimum of two RCD switches.    Unfortunately a building inspector is now not permitted to test each power point of safety switches and this can only be done by a licensed electrician.

Thermal Imagining Camera Inspections

The thermal imaging inspection can be very helpful in identifying leaks from bathrooms and the roof during a building inspection.  The thermal camera can also be useful to detect larger termite sub nests in a wall cavity or ceiling during our building and pest inspection. Unfortunately, it will not detect smaller termite mud lead or activity because not enough heat is emitted from smaller leads. It can also easily detect current leaks from showers or the roof that cannot be seen by the naked eye.
